Our Design/Build Process
For every project, Newpoint Construction Company employs a method known as "design/build" to guide clients through the process of building or remodeling their homes. This approach combines the roles of architect and builder, allowing both the design and construction of each project to be incorporated within a single entity. The design/build process provides a way for the design and budget of the project to be continually analyzed and monitored, and promotes a team approach, ensuring that all the details and phases of your building project are coordinated.Whether you come to us with plans and ideas already in mind, or are starting from scratch, with Newpoint's design/build method, you receive the benefit of greater continuity of service, as well as savings of time and money.
1: Initial Consultation
Newpoint Construction Company meets with you to gather preliminary information to understand your needs and work toward defining the scope of your project including:
- Design concepts -- your “wish list”
- General time-frame for project
- Preliminary target budget range
2: Design Concept Meeting
This meeting is often combined with the initial consultation and is intended to more clearly develop the “wish list” into a design:
- Preliminary design sketches and “bubble diagrams” which address your needs and the design goals discussed at the initial meeting
- Potential project cost estimate and schedule
- Explore possible alternative plans
- At completion of this meeting we will review the Preliminary Design/Build Agreement, a document that authorizes Newpoint Construction Co. to proceed with the Design Development Phase, based on the agreed upon design concept, budget and project scope.
- A non-refundable deposit is required to proceed with the Design Development Phase.
3: Design Development Process
Newpoint Construction Company proceeds with design work as follows:
- Refine preliminary design/architectural plans from the Design Concept Phase
- Adjust preliminary design sketches and plans to explore alternatives
- Discuss and resolve interior and exterior finishes and details
- Firm up the selected design/scope of work and budget
- Confirm project schedule for construction
- Refine project budget and allowances
4: Final Design Meeting
Newpoint Construction Company and client meet for final review and approval of:
With the approval of the above noted items, the balance of the design fee is paid. We then execute the Design/Build Construction Agreement authorizing Newpoint Construction Company to complete final plans, details and specifications, and to begin construction with proper permits in place. A non-refundable pre-construction deposit is required to proceed.
- All preliminary designs, plans, elevations and outline specifications
- Assumptions and Qualifications included
- Allowances to be included
- Schedule for construction
